I never understood why you shouldn't buy a house unless your planning on staying 5-10 years and have a 20% down payment. But now I do! Without a 20% down payment you will pay over 100k more in the long run (interest/fees, etc.) but most houses won't accumulate 100k in value until at least 5-10 years.

How I Start In Rental Property and How You Can Too

This was 2006 and the real estate market was still hot. This is how I was able to start in rental property! I crunched the numbers and figured out that the rental income would more than cover my mortgage, insurance, association fees, and repairs. We also had enough money for a 10% down-payment for a new home so we didn't need to sell the townhouse to buy a new home.

After filling out my first entry form for the year and doing some rather rudimentary math, I was saddened to find that carrying out the above scenario may indeed be the only way to afford showing in rated shows (that or take out a second mortgage). Yikes. Do I really need to pay $50+ in random fees? Really? That's sad. Anyone want to take bets on how long it will be before we're as shameless as NASCAR? ;)
